Julia is an experienced commercial property and property finance lawyer, known for her expertise in property development, financing, and conveyancing.

Over the past five years, Julia has expanded her practice to advise and support key players in the data centre and renewable energy sectors, both private and Independent Power Producer (IPP), acting for both lenders and borrowers/project companies, and navigating complex, high-stakes transactions in these fast-evolving industries.

Julia’s experience in domestic property legal structures, coupled with her growing industry experience helps her clients understand the nuances of their transactions and manage their risk,

Julia’s services include structuring commercial property transactions, drafting development and acquisition facilities, security documents, commercial leases, and sale of business agreements involving immovable property. She is also adept at leading due diligence and preparing notarial deeds, ensuring clients receive strategic, commercially sound advice.

Experience

Julia has acted for and providing expert advice to:

  • Vantage Data Centers South Africa, a global leader in the data centre industry in relation to:
    • the development of its first data center in South Africa (being a USD 1 billion project in Johannesburg) which data centre which will deliver 16MW of critical IT load across 12,000 square meters. VDC holds the leasehold rights in co-ownership with a subsidiary of Attacq Limited, and on completion of the various phases of the data center, VDC will sub-let portions or the whole to hyperscale tenant under co-location and lease agreements.
    • all aspects of the development of Vantage’s second SA campus, which involved the (i) acquisition of freehold property owned by one of SA’s biggest Real Estate REITS; (ii) phased development of consisting of a 20MW, 355,000 square foot (33,000 square meters) two-story data center; and (iii) leasing of the first phase to Equinix.
    • the acquisition of its third site in Cape Town and is providing on-going advise in relation to the development of this site.
    • the negotiation of co-location and lease agreements with the various global hyperscale customers taking up capacity in the various data centers.
  • NTT Global Data Centers EMEA GmbH (division of NTT Limited) in relation to the development of its first data center in the “Central Point Innovation District:” of Johannesburg which data centre deliver 6000 square meters of IT space and 12 MW of IT Load.
  • West Property Fund Proprietary Limited, a private property fund, on various projects in South Africa, including (i) the acquisition and development of two sites in Richmond Park (logistics precinct in Cape Town) for Zest Weg and GetWorth; (ii) acquisition of property-owning entity; and (iii) disposal of a 50% of its assets in Richmond Park to Sasol Pension Fund.
  • Inditex (Zara Retail South Africa), the global fast fashion giant in relation to their South African expansion plans including the development and re-development of their flagship stores in Sandton City, Gateway and the V&A Waterfront.
  • Massmart Holdings Limited, subsidiary of the US retail giant, in the development and leasing of its distribution centeres in strategic locations across South Africa (including Cape Town and Kwa-Zulu Natal).
  • The Standard Bank of South Africa Limited, on the land aspects, relating to the provision of financing to Scatec ASA for the (i) Kenhardt project totalling 540 MW solar and 225 MW/1,140 MWh battery storage, is one of the world’s largest hybrid solar and battery storage facilities; (ii) Grootfontein Project under the Renewable Energy Independent Power Producers Procurement Programme (REIPPPP); and (iii) the Mogobe battery energy storage system facility (totaling 103M!/412MWh)
  • The Standard Bank of South Africa Limited, ABSA Bank Limited and Nedbank Limited, on all land matters, relating to the provision of financing to a consortium (made up of South African independent power producer Mulilo and TotalEnergies Renewables South Africa, part of French multi-energy group TotalEnergies SE) for the development of he 140-MW De Aar 2 South wind farm and the 120-MW Paarde Valley PV2 solar farm in the De Aar region.
  • ABSA Bank Limited and Nedbank Limited, on all land matters, relating to the provision of financing to South African independent power producer Mulilo (in partnership with EDF International) for the development of the Oasis Mookodi BESS project under the Battery Energy Storage Independent Power Producer Procurement Programme.
  • Growthpoint Healthcare Property Holdings (RF) Proprietary Limited on all aspects of the acquisition of the newly developed spinal hospital in Menlyn Maine.
  • Old Mutual Life Assurance Company South Africa in the development of commercial property (Stella Road) in Gauteng.
  • Various conveyancing related transactions, including bond cancellations, cessions of bonds, registration of leases.
  • Puma Energy on the disposal and acquisition of various African real estate.
  • City of Cape Town on the conclusion of a development lease of a Heritage building.
  • Rand Merchant Bank Limited on various property finance related transactions and assisted in all conveyancing matters.
